The tiles will be installed using Weber E-MIX Tile Fix 303, a high-performance cement-based tile adhesive that provides excellent bonding strength and long-lasting durability. Each tile will be carefully aligned and levelled to maintain consistent joint spacing, a professional finish, and an even floor surface.
For the Living Room, Kitchen, Common Room, and Master Bedroom, the tile replacement works will include the installation of the client-supplied tiles onto the prepared floor areas.
For the two toilet floors, the tile overlay method will be carried out by installing the new client-supplied tiles directly over the existing tiles using Weber E-MIX Tile Fix 303, provided the existing substrate is structurally sound and suitable for overlay.
Upon completion, the installed tiles will be checked for alignment, levelness, and bonding quality. The work area will be cleaned, and all excess adhesive and construction debris generated during the installation will be removed, leaving the site neat and ready for the next stage of work.

The existing grout lines will be thoroughly cleaned to remove dirt, stains, mould, loose grout, and other contaminants to ensure proper adhesion of the new epoxy grout. All necessary manpower, materials, equipment, and tools will be provided to carry out the epoxy grouting works using SIKA Ceram®-850 or SIKA Ceram®-855, a premium waterproof and chemical-resistant epoxy grout.
The epoxy grout will be carefully applied to all tile joints to create a durable, non-porous, stain-resistant, and mould-resistant finish. Excess grout will be cleaned from the tile surfaces, leaving neat, smooth, and uniform grout joints that enhance both the appearance and longevity of the tiled areas.

The shower floor will undergo professional grinding and polishing to remove surface imperfections, improve the tile finish, and restore a smooth, even surface. Upon completion of the polishing works, a high-quality protective sealant will be applied to enhance water resistance, protect the surface against moisture penetration, reduce staining, and provide long-lasting durability while maintaining the appearance of the tiled surface.

The existing floor tiles and screed will then be hacked and disposed of to a depth of approximately 45–60mm, ensuring a clean and stable substrate for the new flooring system.
A 2-layer ARDEX Quickseal 104 waterproofing membrane will be professionally applied to protect the floor against water seepage and moisture damage. Where necessary, Davco Floor Screed ECO will be used to carry out 30–40mm floor screeding to achieve a level and even surface before tile installation.
New floor tiles will be installed using weber-E-MIX Tile Fix 303, a high-performance tile adhesive that provides excellent bonding strength and long-lasting durability. After the tiles are installed, all joints will be finished with AM50 normal tile grout to provide a clean, neat, and water-resistant finish.
Upon completion of the tiling works, the existing WC and shower screen will be reinstalled. If either item is found to be damaged or requires replacement, the supply and installation of new fixtures will be treated as a variation order at an additional cost. The scope also includes the repair of two door locks. Should replacement parts be required due to damage or wear, additional charges will apply.
This scope includes painting works for the entire house, including all walls and the ceilings of both the common toilet and master toilet. The paint and primer will be supplied by the client, while the contractor will provide all necessary manpower, tools, and supporting materials required to complete the works professionally.
Prior to painting, all defective wall surfaces will be prepared by applying putty to cracks, dents, and uneven areas, followed by thorough sanding to create a smooth and uniform finish. Proper surface preparation ensures better paint adhesion and a high-quality final appearance.
To protect the homeowner's belongings, the contractor will carefully cover and protect all furniture, flooring, fixtures, and other exposed surfaces before painting begins. Upon completion, all protective coverings will be removed, and the work area will be cleaned, leaving the property neat and ready for use.

All works will be carried out by experienced personnel using industry-approved methods to achieve a neat, smooth, and long-lasting finish. The completed epoxy grouting will improve the overall durability, hygiene, and aesthetic appearance of the tiled areas.

Supply all necessary manpower, materials, machinery, equipment, and tools to carry out marble gum filling, grinding, and polishing works to the existing marble surfaces.
The existing marble surfaces will first be inspected and thoroughly cleaned to remove dirt, stains, loose particles, and surface contaminants. Existing gaps, joints, minor cracks, and imperfections will be carefully filled using suitable marble gum to achieve a smooth and consistent surface.
After the marble gum has sufficiently cured, the surface will be mechanically ground using appropriate diamond grinding machinery to remove uneven areas and surface imperfections. The grinding process will be carried out progressively to achieve a level and smooth finish.
Following the grinding works, the marble surfaces will be polished using suitable polishing machinery and polishing compounds to enhance the natural appearance, smoothness, and overall finish of the marble. The completed surfaces will be cleaned thoroughly to remove all dust and polishing residue, leaving a neat and refined appearance.

The grout will be evenly packed into the joints to ensure complete filling and a uniform finish. Excess epoxy grout will be removed from the tile surfaces before curing, and the tiled areas will be cleaned carefully to minimise residue and achieve a neat finish.
Upon completion, the grouted areas will be inspected to ensure the joints are properly filled, clean, and consistent throughout the kitchen, toilet, and balcony areas.
All works will be carried out by experienced workers using suitable professional tools and equipment. The work areas will be cleaned upon completion, and a final inspection will be conducted to ensure the marble gum, grinding & polishing, and epoxy grouting works are completed to a clean, durable, and professional standard.
